Most older Tampa and St. Pete homes sit on a pier and beam foundation over a crawl space. Concrete footers in the ground carry masonry piers, the piers carry a girder beam, the beam carries your floor joists, and those carry your house. When any one of those pieces fails, you feel it upstairs as a sloping floor or a sticking door.

Our work is identifying exactly which piece has failed and why, then repairing or replacing it properly. Not shimming it, not covering it up, and not selling you a whole foundation when one pier is the problem.

A lot of the homes we work on were built before anyone alive in them was born. Replacing all of the original footers and piers with new ones means the owner gets to enjoy that house for another hundred years, and that is the part of this work worth doing right.

Why foundation work goes wrong, and how we avoid it

Foundation repair has a reputation problem, and it is earned. Too many outfits lead with a free inspection, find a catastrophe, and pressure you into a five figure decision before you have had time to think. That is a sales process, not an engineering one.

We work the other direction. Vinny inspects the home, documents what is actually there, and gives you an itemized report you can take away, read, compare, and think about. If one pier has failed, the report says one pier. If the whole foundation is gone, it says that too, and it explains why. Clients regularly mention that they asked questions over the course of weeks before starting, and got patient answers every time.

The other half of doing it right is the work itself. Footings have to bear on the right soil at the right depth. Piers have to be plumb and properly shimmed so the load actually transfers. Beams and joists have to be repaired with sound material, not patched around damage. In a Florida crawl space, you also have to deal with the moisture that caused the problem, or you are back in a few years fixing it again.

How do I know if my foundation needs repair?

Floors that slope or feel bouncy, several doors racking the same direction, cracks that reopen after patching, gaps at the baseboards, and a musty or wet crawl space are the signs people notice first. Any of those in an older Tampa Bay home is worth an inspection, because foundation problems get more expensive the longer the structure keeps moving.

How much does foundation repair cost in Tampa?

It depends on how much of the structure is affected, and national averages will not tell you anything useful about your house. We inspect, then hand you an itemized written estimate so you can see what each item costs, compare it against other bids, and stage the work if you need to.

Does homeowners insurance cover foundation repair?
