Termites and long term moisture eat the sills, beams, and joists under your floors. From upstairs you might only notice a soft spot or a little bounce, while the member underneath has lost most of its strength.

Structural repair, not cosmetic patching

Damaged structural members get repaired or replaced with sound material, sistered and fastened properly so the load is carried again. Covering damage without restoring strength is not a repair.

Does homeowners insurance cover termite damage?

Generally no. Termite and other insect damage is typically excluded from standard homeowners policies because it is considered preventable and gradual rather than a sudden covered event. Check your specific policy, but plan on this being out of pocket.

Do I call a pest control company or a contractor?

Both, and in that order. Pest control treats and eliminates the active infestation. A licensed building contractor repairs the structural damage the termites already did. Treating without repairing leaves you with weakened beams and joists.

How can I tell if the damage is termites, rot, or water?

Often you cannot from above, which is the problem. Termite damage tends to follow the grain and leave hollowed galleries, while rot leaves wood soft and crumbly and is usually paired with a moisture source. We identify which it is and how far it extends when we inspect.

Do I need to treat for termites before you repair?

If the infestation is active, yes, treat first. Putting sound new lumber into a house with active termites is throwing money at the problem. We are glad to coordinate timing with your pest control company.
