How do I know if my foundation needs repair or if it is just cosmetic?

Cosmetic issues are usually hairline drywall cracks and old settlement that has stopped moving. Structural signs are floors that slope or feel bouncy, several doors racking the same direction, cracks that reopen after patching, and piers that are cracked or no longer bearing on the beam. The only way to know for certain is to get under the house and look, which is what an inspection is for.

How long does foundation repair take?

Most pier and beam repairs are measured in days, not weeks. Replacing a few failed footings and piers is often a short job, while a full foundation replacement takes considerably longer. We give you a timeline with the written estimate so you know what to plan around.

Can I stay in my house during foundation repair?

In most pier and beam repairs, yes. The work happens underneath the house in the crawl space, so you can usually stay in the home. We will tell you up front if your specific job is an exception.

Will foundation repair fix my sloping floors?

Usually yes, at least substantially. When we restore proper support under the floor structure, the floor comes back toward level. How far it returns depends on how long it was left and what the framing has done in the meantime, and we will be honest with you about that before we start.

Does foundation repair hurt my home's resale value?

Properly done repairs by a licensed contractor, documented in writing, generally protect value rather than hurt it. What scares buyers is an unrepaired problem or repairs with no paperwork behind them. Keep your itemized invoice and any permits.
