In an older Tampa home, the piers and footers holding your floor up may be a hundred years old. Brick that has gone soft, block that has cracked, and footings that were never sized right all end up in the same place: a floor that sags.

Original footers reach the end

In a home built decades ago, the footings under your piers may be undersized, cracked, or simply gone soft in the ground. Once the footing fails, the pier settles, and the floor above it follows.

New footings, poured properly

We excavate, form, and pour new footings sized for the load and set on proper bearing soil at the right depth. This is the part nobody sees and the part that determines whether the repair lasts.

Piers set plumb and true

New piers go in plumb, tied to the footing, and shimmed so the beam actually bears on them. A pier that is close but not carrying load is just decoration under your house.

Replacing a hundred years of wear

Footers & Pier Replacement FAQs

How do I know if a pier has failed?

Look for piers that are cracked, leaning, crumbling at the top, or visibly not touching the beam above them. Anything shimmed with scrap wood, loose brick, or stacked block is also doing less work than it should. A pier that is not carrying load is not doing anything for your house.

Can you replace piers without lifting the house?

The structure has to be safely supported while a pier and its footing are replaced, which usually involves temporary support and controlled adjustment rather than dramatic lifting. It is routine work when it is done correctly, and it is exactly why this should be licensed contractor work.

How long do new footings and piers last?

A properly sized footing poured on good bearing soil, with a plumb pier set correctly under the beam, is built to carry the house for decades. Many of the original footings we replace have been in the ground since the home was built, which tells you what correct work is capable of.

Why are footings so much more expensive on some quotes than others?

Because some quotes include excavating, forming, and pouring a real footing to the right depth and size, and others include setting a block on the dirt. That difference is invisible once it is buried, and it is the single biggest reason two bids on the same house can be thousands apart.
